GROUNDBREAKING FOR MIXED-USE DEVELOPMENT IL CORTILE
KICKS OFF FIRST STEP IN REVITALIZING EAST INDIAN SCHOOL ROAD
(PHOENIX, Ariz.) --Well-known business investors Mr. Jerry Colangelo, architect Mark Candelaria,
A.I.A., orthodontist Dr. Paul Serrano, and civil engineer and land developer Michael Hook recently
held a Groundbreaking Celebration to kick off their latest project, Il Cortile. The groundbreaking was
held at Trouve, an antique shop owned and operated by Joan Colangelo, on Thursday, December 7, 2006.
Il Cortile(meaning “the courtyard” in Italian) is a luxurious, two-story, 110,000 square-foot building
designed for mixed-use including 27 luxury lofts and town homes; 8 boutique/specialty retail spaces;
office space for Candelaria Design, the exclusive architect firm of the project; a European bistro-style
restaurant and a large courtyard area for intimate, outdoor events. Located at 28th Street and Indian School
Road in Phoenix, Il Cortile’s partners expect the project to be an important first step in revitalizing the
East Phoenix/Biltmore area on Indian School Road.
Colangelo said, “It’s great to see this project take shape. I look forward to the finished product. I have a
feeling my family will be spending quite a bit of time there, between the great restaurant and wonderful
shopping. But mostly, I am looking forward to seeing something so different developed in this area. The
concept will be a winner in my book.”
They expect to have Il Cortile completed by May 2008 with construction commencing in Spring 2007.
Il Cortile includes 6,606 SF of office space, 11,236 SF of retail space including the Northwest corner of 28th Street and Indian School Roads, a 3,000 SF restaurant with 700 SF of outdoor dining, 8 lofts of 1,552 SF each, and 19 town homes both two and three story options from 1,822 SF to 2489 SF each.
Many of the residential units feature private courtyards and roof gardens with spectacular views of
Camelback Mountain and Piestawa Peak, private garages and secured parking, elevator access, fireplaces, and more.
This project grew from discussions and dreams between Serrano and Candelaria while visiting beautiful
piazzas and courtyards in Tuscany and Umbria. They determined Phoenix needed a place where, family,
friends, clients and colleagues can live, work and enjoy life. They agreed it didn’t need to be too large,
just special.
Il Cortile will be built on the land where local outdoor bar/grill, the Monastery, had resided for nearly 25
years on in Phoenix. Il Cortile also acquired the two parcels to the north and the space on the Northwest
corner of 28th Street and Indian School Roads for a total of 5.1 acres in 2006. The architectural style of
the overall project will be Old World/Southern European with modern amenities and a professionally
landscaped courtyard with lawns, gardens and outdoor vignettes.
